Our approach is a balance of creativity and the fundamentals.  We tackle every project with the goal of creating something extraordinary, lasting, and impactful.  We take a design-first approach, in our belief that strong design leads to stronger returns, but we also found each of our projects on thorough due diligence and prudent financial planning.  We are also careful to select development sites in always-in-demand areas, specifically those that are close to the city center, the major employers, and the higher-education triangle of Vanderbilt, Belmont, and Lipscomb Universities. And while demand is currently high, we excel at using our extensive network to source development sites at reasonable value, allowing us to build in-line with market prices, deliver a superior product, and still provide above-average returns to our investors.

Our team has been assembled to provide minimal up-front risk to investors by moving many of the fixed costs from the P&L to the balance sheet of each project. We have the ability to provide development, sales and marketing, construction management, and design in-house, saving on the cost of those fixed expenditures upfront; investors do not pay fees for any of this work, it is accounted for solely through the distributions from the sale of the property. This results in a higher net profit per project and aligns incentives—we don't profit unless you profit—creating an efficient, effective development process that rewards all parties on equal terms.
